Why book a whole house on 9bhk
01 · Exclusive Gathering
The whole house, not a room
Every 9bhk listing is a private home reserved exclusively for your group. Bedrooms start at three because genuine gatherings need dedicated space, total privacy, and communal living.
02 · Host-declared Specs
The specification is the host's own
Capacity, bedrooms, amenities, generator capacity, and beach frontage are host-provided. A listing is marked Verified only when a staff review of its evidence is recorded.
03 · Payment Records
Secure checkout and payment tracking
Payment is processed through Razorpay. Your trip records the captured payment, cancellation, and refund request status. Host payout requests are reviewed separately; a checkout payment does not itself establish escrow.
04 · Transparent Fee
One clear total, zero checkout surprises
The reservation quote itemizes the stay, cleaning, configured tax and service fees, and any refundable deposit before checkout.
How booking works
Full FAQ- Find a house. Filter by destination, stay type, guest count and the features that matter — pool, beach access, event capacity.
- Open the listing. Quick facts, the amenity list, the rate and the location context are all on the page before you enquire.
- Reserve your dates. Pick your dates and create a short-lived reservation hold before payment.
- Confirm with secure payment. Pay through Razorpay. Confirmation follows server reconciliation of a captured payment; cancellation and refund status remain visible in your trip.

Common questions
What is 9bhk (9bhk.app)?
9bhk is a marketplace for whole-property farmhouses, beach houses, and villas for private group stays. Public listings require at least three bedrooms.
Do I book a room or the whole house?
Listings are for the whole property, with capacity, amenities, and house rules declared by the host.
How does booking and payment work?
Sign in, choose an available date range, and review the itemized reservation quote. A short-lived hold reserves the dates before Razorpay checkout. A booking is confirmed only after the server reconciles a captured payment.
What is included in the quote?
The quote itemizes the nightly stay, cleaning, configured taxes and service fees, and any refundable security deposit. The final server quote is shown before payment.
How do cancellations and refunds work?
Cancellation eligibility depends on the reservation dates and recorded policy. A refund request is tracked separately from cancellation; requested does not mean the gateway has refunded the payment. Check the trip status or contact support.
